A Clear, Fixed-Price Process From Start to Finish
Building work on your home should feel organised, not stressful. Whether you are planning a loft conversion, a full renovation or a new kitchen, every Imperial Properties project follows the same steps, so you always know what happens next and what it will cost.
It starts with a free, no-obligation site visit and a written, fixed-price quotation. From there we take care of the drawings, planning, Building Regulations, structural calculations and Party Wall matters, then manage the build from the first day on site to the final handover.
A dedicated Project Manager is your single point of contact throughout, coordinating our trades and keeping the work on schedule.
We keep you informed at every stage, and we work closely with your local authority and its Building Control Inspectors to make sure all work complies with current Building Regulations.

Our Process, Step by Step
1. Free Consultation & Site Visit
Get in touch by phone, email or our quote form and we will arrange a convenient time to visit. We look at the space, talk through your ideas and budget, and take the measurements we need. There is no charge and no obligation.
2. Fixed-Price Quotation
After the visit you will receive a detailed written quote. It covers all labour, materials, electrics, plumbing, scaffolding, painting and decorating, skip hire, rubbish clearance, and equipment and crane hire, with no hidden costs. If you decide to go ahead, we provide a written contract that covers every detail of the work.
3. Design & Approvals
Our architects and chartered structural engineers prepare your drawings and structural calculations. We handle the planning application or Lawful Development Certificate where one is needed, Building Regulations approval and any Party Wall notices, so the paperwork is in place before work starts.
4. Construction
A dedicated Project Manager runs your build day to day and coordinates our skilled, fully insured trades. Building Control inspects the work at key stages, and we keep you updated on progress throughout.
5. Handover & Aftercare
Before handover we walk through the finished work with you and put right anything that needs attention. We make sure you have your Building Regulations completion certificate, and all of our work is fully guaranteed.
How Long Does It Take?
Every project is different, but as a guide, the building work on a typical loft conversion takes between 6 and 12 weeks. Renovations and kitchen installations depend on the size of the job, and we will give you a realistic timeline with your quote.
If your project needs planning permission, councils normally aim to decide householder applications within 8 weeks. Many loft conversions can go ahead under Permitted Development instead, and we will tell you which route applies at the site visit.
Where Party Wall notices are needed, your neighbours have 14 days to respond, so we serve them early to protect your start date.
Most families stay in their home throughout a loft conversion, and we keep disruption to a minimum while we work.
